The house sits directly on the ocean — perched on a private bluff with a 270-degree panorama unmatched anywhere on the Punta Mita coast. Puerto Vallarta to the south. The Marietas Islands to the west. The Sierra Madre rising behind. Whales breach offshore, sea turtles glide below the deck, longboarders work the reef out front. The theater changes hour by hour, and it's yours alone.

The Villa

A blend of Mexico and Bali, built to last.

Across 8,300 square feet, tropical Balinese lines meet genuine structural integrity. Hand-carved Parota doors slide fully into their pocket walls, dissolving the line between interior and courtyard, living space and sea air.

Soaring palapa ceilings, clay-tile roofs, and stone sculpture give the house a worldly, exotic calm that never shouts. The feeling is refuge, not showpiece.

II.
The Suites

You wake to water.

Five private suites are set for absolute quiet, each with plush bedding and carved four-poster character. The primary bath centers on a hand-carved quartz soaking tub, aligned for sunrise over the Sierra Madre — a candlelit soak with an ocean soundtrack.

A fifth suite is currently a game room — custom pool table, Sonos throughout — and doubles as an oversized retreat for the kids in the family.

Built for the outdoors

A pool at the edge of the world.

The main living and dining spaces open under a handmade palapa to a resort-style deck and a heated infinity-edge pool that floats at the very edge of the bluff — Puerto Vallarta to the left, the Sierra Madre beyond, the sun dropping behind the Marietas Islands to the right.

From fall through spring, whales breach offshore, sea turtles glide below the deck, and longboarders work the reef. Down a private path to the beach: kayaks, paddleboards, and boogie boards at the ready. Up above: a five-hole putting green and gardens for morning yoga.

The Stay

You'll never lift a finger.

The staff is already here. Viri cooks. Rooms are turned by mid-morning. The pool is at 84°. A full concierge is on hand for any activity or excursion — whenever you want it, and only when you want it.

The Place

Tucked away — never cut off.

Banderas Bay is one of the few places on earth where all four elements meet — earth, wind, fire, water. Travelers who follow the energy find their way here.

Paradise Coves is intentionally small: twelve homesites, gated, independent of the big resort. A new clubhouse serves the enclave — paddle and pickleball courts, basketball, and ping pong just a short walk from the front door. Down the private path to the beach, five minutes along the sand: the new Omni Pontoque Punta de Mita, with its restaurants and beach club. Beyond the gates, Punta Mita is five minutes away by car — the Four Seasons, the St. Regis, the village of restaurants. Twenty-five minutes to Sayulita. Forty minutes to the Puerto Vallarta airport.

Punta Mita's two Jack Nicklaus courses are next door, including the famous Tail of the Whale. La Lancha and Burros for surfing. The Marietas Islands, a short boat ride, for the day. From December through April, humpback whales calve in the bay.

Rates are per night, plus tax. A seven-night minimum applies during holiday weeks. All stays include the full staff, chef, and property manager as described above. On this stretch of coast, a directly oceanfront villa at these rates is rare — most private-beach homes in Punta Mita begin higher.
